Hi All,
Looking for some input regarding replacing windows in my co-op. I was always under the impression that this would be at my expense, but upon speaking with my neighbor, she said that the management company told her that if the windows are original to the building and are no longer serving their purpose(leak, can’t open/close) that the building must replace them. I still have the original(quite large) double hung wooden windows, that are literally starting to rot and deteriorate from the outside in. I know that all co-op’s are different, but I was wondering if anyone has heard or experienced a situation like this or can perhaps tell me where I can find more info. I would like to gather as much info BEFORE I approach the management company, as I know this will be a big expense(9 windows) and I expect it to be a fight to get the job done if it is indeed the building’s responsibility.

Old windows can be repaired. Your coop is not doing the maintenance they should be doing. With storm windows, the heat loss is less than with new replacement windows. There are whole books and studies on this.
what kens said, but most likely if your windows are screwed, then so are everyone else’s, including the board members. Do what kens said, go to the board _before_ the management company, it is possible they are working on it, figuring out how to pay for it, etc.
Much cheaper per window to do the whole building, I might add.
Speak to your co-op board and look at your co-op book/by-laws. Some co-ops do indeed replace windows at the co-op’s expense and some don’t.
