I’m looking into buying a large studio with a sleep loft. I realize that I’ll have to check to make sure that the loft is legal and follows DOB requirements as part of due diligence.
However, one of the things I’m looking to do is drop the floor of the sleep loft. Currently, there’s decent clearance in the “storage” space underneath the loft. We can stand in it. We can’t fully stand in the loft. How feasible would be it to reverse this so that we could stand in the loft, but not stand in the storage space? If this is allowed, what estimates for creating a budget should we be looking at in this case?
In some instances DOB willallow your maximum height to be only 5′-0″ and therefore render it useless except for storage.
Otherwise you may need to include it in the floor area calculation which me be that you do not have any left.
It depends on the zoning district the building is located.
You need 6′-8″ clearance to make it legal. Sounds doable to drop the floor. Would need to check to see if there is FAR to create the additional floor area.
