We recently installed separate meters for Con Ed (and eventually Nat’l Grid) for our 2 tenants. The meters are only accessible through the basement, which we have sole access to. Since we work, and aren’t home to let Con Ed come and read the maters, how do I get meter readings to them? Do they allow me to report the readings directly for the tenants? or do I relay the readings to the tenants, who in turn call it in? Thanks.
can you tell us what the cost to separate the gas meter will be when you get it done? thanks.
We submit the reading on their website.. all you need is the account number so you can ask your tenant for that and just submit the reading for them. Sometimes if your usage is off their pattern, they will not take the reading online;which then I would just call the reading and that bypasses that.
I use the number on the bill. Get your tenant to show you his bill to get it from.
Just call them all in. When you look at the meters you should see a meter# or some sort of serial number on there. That’s usually what they use to identify the account it goes to.
call them in. as long as you are giving the right readings when they finally come round and get access you won’t get hit with a whopper. the tenant doesn’t care as long as its correct. tenants get angry sometimes when they get that huge makeup bill, so just avoid estimates.
I guess I will try and read them in. Con Ed is still up in Westchester installing automatic readers, so don’t hold your breath for when they’re coming to BK. It’ll be years.
I read all of mine, including the tenants, and call them in. You don’t need all the acci=ount numbers, just one and then tell them you have the other readings for the same building as well. The numbers will be different enough so that they’ll be able to tell which reading is for which meter. But if they were both recently installed new, they may be very close and confusion is possible.
Or they can call them in themselves. At some point though, maybe at least once a year, they want a physical reading. Call ins are still recorded as “estimated.”
Same with the gas company
You have a couple of options:
1- leave key with ConEd
2- call ConEdison ask if they can install a radio frequency (RF) meter so they can just drive by and get the reading
3- call ConEdison ask them if they support smart meters
