I need to replace a tub surround in a tenants apt as it continues to leak after a regrout, into the hallway below. This will leave the shower unusable for 3 or 4 days at least, possibly more. What is the correct thing to do in terms of giving the tenant a place to shower? Do I need to get them a hotel room? They said they would be willing to go to a hotel, but only for 2 or 3 days. What if the job ends up taking longer? I have to get this repaired or the hallways ceiling is going to collapse if they continue to use it.

  1. I recently did this job in one of my tenants apartments. I think if it you do it right it should only take two days. 1st day, demo, new cement board, install tile. 2nd day grout. The shower should be usable within 24 hours of grouting. Make sure the bath is well ventilated so everthing dries properly. I agree that a modest rent concession is the way to go.

  2. True. You can’t be too nice. I reduced my tenants’ rent when there was no hot water for two days. Had to replace a water heater. $50 off the rent and they were very happy. Mind you, they were great tenants. Be super nice and they will “ride you sideways”.

  3. Wow, I thought I was TOO nice. Listen, they will have to take sponge baths. And, maybe you could reduce that month’s rent by a certain amount. FORGET a freakin’ motel/hotel!

    Listen, my best friend is a landlord…..and she tells me that if there is one thing she has learned…is to never be NICE….you must be FAIR….but nice, no way. People WILL take advantage

  4. Is this the squeaky floorboards with holes in his socks guy? Tell him you’ll start the job on Monday and it’ll be done of the week in time for his weekly Saturday bath.
