When my tenant moved in the apartment, I made it very clear no pets. After 3 years with me, she decided to adopt a dog. And she let me about it after the fact. After getting initially getting upset, I am ok now as the dog is not very big and rather cute :). Plus, she is willing to sign any lease rider to protect me from any damage.
Any idea where I can get a rider like that or what I should include there?

I’d say that things were pretty simple when your lease said “no pets.” Write a rider, and let your tenant know that if/when they seek to revise the lease, they’re obliged to speak with you before rather than after the fact.
If you’re OK with it, why bother with a rider? Just write up a line saying that you want x dollars additional security. And that any changes require written consent from you. Keep is simple.
Most pet adoption agencies require a letter from a LL permitting pet ownership. I’d add a rider to your existing lease making the owner responsible for any damage the pet causes – i.e. stained wood floors, scratched doors, etc.
If this is a RS apartment you may have given up your right to seek extra security. If Dog has resided “openly and notoriouslyâ€, for 90 days without your legal objection, then “game over”!
If it’s free market then never mind.

They both strike me as inadequate (on noise, for example, as well as elsewhere), but are useful as the basis for writing your own rider.
I agree with hipster — additional security deposit you can draw on is worth way more then any new rider
i’ve had several dogs over the years, all quite big. they never did any damage to anywhere i lived. for me, the main problem I’ve experienced with dogs (altho not mine luckily) is barking. little dogs can be worse at that than big ones cause frequently big dogs can be calmer. i’d worry about that more than ruining the apt.
get an extra month’s security deposit from her.
