Shower in Rec Room
Heya peeps. Is it possible o build a shower in a lower level rec room (less than 50% above ground)? There is a functioning toilet, so I know there’s drainage… thanks

Shower in the cellar also lowers the level of water necessary to flood the cellar. Before it had to reach the top of the toilet to spill on the floor. Not it can go though the shower drain.
You can file a recon at DOB and ask for a 3 peice bath with shower. If allowed, you will need to file a declaration with the clerk stating that you will not use the area as an apt.

Is it possible? Yes.
Is it legal? No. A rec room bathroom may have a toilet and sink.

I’m pretty sure it’s illegal. You have a cellar, and from what I learned investigating a possible renovation (that we didn’t do) cellars in NYC can’t be used as living space.
When NYC reviews plans for cellar renovations, I was told, they look for bathrooms and usually these don’t get approved since it implies a primary living space. I was also told they look for divided up rooms for the same reason. In other words, an open rec room space and a half bath is usually fine, anything more is often a problem.
I think people do build bathrooms in their basements all the time…. For instance, the architect we were talking to offered to build a half bath with pipes to allow for a shower so that NYC could approve the renovation, and we could include the shower after.
