hello brownstoners.
we want to pull up the ugly concrete in front of our brownstone in prospect heights and plant a few bushes (no trees). do we need landmarks approval for this?

  1. Depends on where you are and what your neighbors are like! If there’s no inspector in the area you’d probably get away without a problem….it’s only a one-day job at the most.

  2. I’ve never personally known of anyone who’s had a problem with LPC over creating a front garden BUT, since you asked, this is from the section on Yards and Areaways in LPC’s work guide:

    “The following are examples of the types of work that require a permit from the Commission:

    ….removing paving material”

    It also says that “areaway elements such as original paving materials…should be retained wherever possible”

    So, you might be better off with using large planters which apparently do not require a permit.
