I have a brownstone with 2 two-bedrooms apts. One of my tenants I like very much and i would love for them to stay for as long as they want. The other tenant I want to kick out. I am about to send them a letter stating that I will not renew their lease and that in fact, they are free to leave up to 2 months before the end of the lease month which is August 2010.

These tenants make constant annoying requests. some are legitimate. But most requests are just unreasonable. the needle that broke the camel’s back for me is when they slightly insinuated that they could withhold the rent if I didn’t fix the wobbly doorknob. The door locks perfectly nice. The door knob is wobbly and i told them i would get to it shortly.

I do not like these people. I want them out of my house…Opinions, please..

  1. africangirl – I was about to write the exact same post.

    It sucks having bad karma in your own house… I’m not even using the main entrance to my own home so I can avoid my annoying tenants (also leaving in August, hooray!). Having people share your home, even in a separate floor or apartment, can be a weird and stressful situation. Thanks to everyone who posted here, it’s just nice to know other landlords/people out there stuggling with the same thing.

  2. thank you so much for all your comments. Some of them made me laugh. All were very informative. i am a decent person and I have been a good landlord. It is in my best interest to do so both spiritually and financially. However, I am all about good energy and good people. Not perfection in people or places..but good energy. So I will watch them. Someone is fixing the wobbly doorknob as we speak. Let’s see what happens. Will keep you posted!! I love this blog.

  3. The best thing is to have somebody else manage your buildings for you.

    The problems is that most folks in the management business will screw you.

    Your best bet is to find somebody who will only screw you occasionally.

    Dealing with tenants regularly is bad for your inner karma and slowly kills the soul.

    I had one tenant call me up telling me they felt really cold in their living room at night.
    I said, is the radiator heating in that room.
    she said yes.
    I said is the thermometer in the hall reading 70?
    she said yes.
    I said how long is this going on,
    she said for like a month, but only at night.
    I said let me go check it out,

    I go to the apartment the next day and have a look at the radiator, it’s warm to touch. I look around and the reading on my thermometer says 71 degrees.
    finally I look up at the top of the living room window,
    I say to the tenant,
    Has that window been open up there for the past month?

    she looked at me puzzled, I said, you should keep the top of that window closed all window, to avoid the drafts and cold weather in your living room.

    tenants are sometimes slow on the uptake.

    That is a blanket generalization and not necessarily true. I rented units for 10/1/09 and 2/1/10. Got more for each. $100 more. Posted both for $300 more and had a few takers at that price but I went with the first people who put apps in and who I was willing to negotiate with. Lost no time either. Old tenants out on 1/31, new ones in 2/1.

    It is possible to find new tenants without losing any time or money. It’s even possible to find new tenants who’ll pay more than the last one.

  6. Hmm, the doorknob on my bathroom door keeps falling off, there seems to be something wrong with the screw holding it together. This weekend my houseguest got locked in the bathroom (we got her out). Still, the thought of bothering my landlord about is enough of an annoyance to myself that I probably won’t end up saying anything and just keep screwing it back on.

    That is to say, your tenant sounds like an uptight nut.

So I am not sure about the cash cow business — if OP is getting that bad a vibe that s/he wants these tenants out, I’d be inclined to think there is something there. If it were my house, I’d act on a bad vibr by non-renewal, even if I couldn’t sell teh justification here. If this were a large apt building, I wouldn’t care one bit, but under my roof, I would.

  8. no – i can sympathize with tenants who have landlords who view them as ATM machines to subsidize their mortgage and don’t want to do any of the work associated with it.
