Hi Everyone! My sister is looking to sell her one bedroom coop in Windsor Terrace. Does anyone have any recommendations for realtors? Do you know what an average realtor commission is now? Thanks! Katie

Does anyone have any recommendations for realtors? Do you know what an average realtor commission is now?

  1. I think a fair price for your sister’s 700sf, 1 bedroom apartment in that area of Windsor Terrace/Kensington would be between $240k to $300k. Big range because it depends on building amenities, layout, upgrades other than kitchen, overall condition, monthly maintence, views, etc. Typical realtor commission is 5% – 6%. I used Prudential Elliman to sell my apartment (in Kensington) with a 5% commission- no complaints.

  3. Seriously: I’d at least start by letting your neighbors know you’re selling. Easy enough and if someone has a friend who is looking you can save everyone the cost of a realtor. Which I think is generally 6%. 3 and 3 if they’re co-broking, but most buyers don’t seem to use realtors which means the seller’s rep gets to keep the whole 6%.

    PS. By “most” I mean some arbitrary selection of house hunters. I don’t even know if that is true.

  5. Place is a one bed coop about 700sq feet in a desirable building – 40 Ocean Pkwy. Kitchen newly refinished. Would love to hear what people think is a fair price too –
