Can anyone point me to a good source online for creating a residential lease agreement. We are about to sign a lease with our first tenant for one of our apartments. Also, beyond the obvious things (lead disclosure, pet policy, no alterations, utilities responsible for, no smoking, sublease agreement) is there anything that landlords out there recommend including in the lease?

  1. it’s your lease, include wahetever you feel you might want to protect yourself against that may not be included in the standard lease form. as long as both you and the tenant agree, it should (i use that term very loosely here in new york), be ok with the court. i insert a paragraph stating that in the event i sell the building, the tenant will vacate if requested. think also about washing machines, large aquariums, noise after a certain time…. just some ideas.

  2. I use the standard form you can buy at any office supply store, but you can also download from many websites. Anything particular to your apartment would be added on a separate page, just typed up, as a rider to the lease.
