Feedback on Lincoln Place in PH
I am looking to buy a 1br apartment in Prospect Heights. I am considering a co-op on 394 Lincoln Place between Underhill and Washington Heights. The building has about 20 units, but about 5-6 are currently for sale. Is this a large percent for a building this size? Any insight as to why?

I agree that you’d do better in the Sterling vicinity. I know of a nice 1 bed in my building that is FSBO. Sterling near Butler…much quieter location. I can pass along the info if you email me at arches at yahoo dot com.
Know the block well. You’re not going to get jumped walking down the street (although last year someone was), but there are alot of people hanging out all the time, and it makes many people who didnt grow up with that sort of thing a bit nervous. My wife wouldnt walk down it at night (but she is from the burbs ;)) You move to brownstone brooklyn to have that nice brownstoney neighborhood feel. This is far from that.
Oh, and its loud if you face the street.
I live in Prospect Heights and love the neighborhood to pieces. But this isn’t a good location. A work colleague of mine was renting there and chose to break his lease rather than endure the noise, gun play and drug-dealing. Not a block you’d want to buy on but keep looking in the area. Sterling Pl btw Underhill and Washington has some good coop buildings.

If you search “lincoln place block” in the forum posts, there is a thread that I posted in November with numerous comments on quality of life on that block. You may want to check it out, I found it very helpful.
