Does anyone know if there are zoning restrictions or required DOB permits to install a retractable awning on our patio? The patio is visible from the street but it is not in a landmarked district.

  1. I don’t think anyone wanted to put a sunsetter out front… just visible from the street. Though, do they make mini-sunsetter awnings for individual windows? That might look pretty nice of they have a small profile when retracted.

  2. Have sunsetter – tremendous savings in the summer on AC costs. No permit needed (our contractor assured us, and he got permits for just about everything else during our reno…)

  3. Awnings must be allowed on the windows of Landmarked buildings too, no? They were very common… if not required. They were a basic cooling system.

  4. i think that if you are not landmarked you have nothing to worry about. we also want to do a retractable on our patio. the cloth ones look great.

  5. Don’t listen to DIBS’s smartass remarks, he was pushing a sale on retractable awnings not that long ago. It might still be going on — website DIBS?

That being said, brownstones should have awnings in the summer — on all windows, not just a patio. It’s a huge energy saver. Awnings plus opening windows at night and closing them in the day… that’s how it used to work! (until we started dangling large compressors out our windows)
