We have baseboard heat heated by our hot water heater. The temperature of the hot water heater is set very high to provide efficient heat (or so I am told…). The problem is it’s VERY hot, scalding. We have children and I’m worried about them taking showers and scalding themselves. What can be done? Is the only option one of those hotel style water controls (we have separate hot/cold knobs now)? How much would it cost to install one? I imagine we’d also have to get tile repair work done. Is that expensive? (Honestly, I’d love to re-do the tile too – it’s a rental and it was done terribly).   1. I have the same Heatmaker Boilers, they require mixing valves. The mixing valves get installed inside the boiler where the hot water exits from the boiler. The mixing valves mix cold and hot water to the proper temperature. The valve can be regulated. Without them the water is way too hot. Cost appr. $150 material and labor per boiler.

  2. Then it’s combination heat and hot water unit made compliant in NYC with the addition of a tempering valve at the outlet of the hot water connection from the boiler. You shouldn’t be getting water higher than 125 degrees at your faucets.

  3. I’m pretty sure that THERE ARE ACTUAL LAWS regarding maximum shower/bath water temperature, particularly with children in the house. I know that when we had someone working on our plumbing, our hot-shower-loving upstairs neighbor complained about the colder water; the plumber had lowered the max temp since we had a child. Since our child is almost 10, we later reached a compromise temperature for the building.

    I think the landlord’s water difficulties are irrelevant. Water over the particular legal temperature is a violation and could incur a fine. Please investigate this to keep everyone healthy!

  4. Yes, Kramer, there are Code-compliant units designed to safely provide hot water for space heating and hot water for domestic use in the same appliance, but I don’t think that’s what you’re describing.
    Try to get a make and model number and you’ll get better answers to your problem, I’m sure.
