Do all co-op boards, as a rule, require a letter of recommendation from one’s current/former landlord? What if you’ve had trouble with your landlord, even though you’ve been an excellent tenant?

  1. Yes, the board will want letter from your previous landlord. If not at the previous rental for 2 or more years, then they will want a letter from the landlord before that.

    In addition, they will want a letter from a friend and employer.

    That was my experience from my co-op purchase. We were at our previous place for more than 2 years, so we didn’t need a second letter. But they said we would have needed it if we weren’t there for 2 years.

  2. We most definitely do and if you had a bad experience, I suggest you include a letter explaining it. If I saw a letter form a landlord as to why he doesn’t like you as a tenant, no way I would approve you as a shareholder and put future of our co-op at risk. End of story.
