Tenant w/o Forwarding Address?
While I really don’t want to add to the landlord/tenant debates that seem to take up so much space here, I have a simple question: what to do about a former tenant who refuses to give the landlord a forwarding home address? We just had some tenants from hell who after living in an apartment…

We just had some tenants from hell who after living in an apartment in our house for a few weeks, and making all sorts of changes to the place and having us do the same (to the tune of $2000), then began demanding things that weren’t in the lease (complete access to our backyard, using our basement as a music studio). Anyway, after angry back-and-forths, we released them from the lease and they moved out only 6 weeks after moving in.
Now we’ve asked for a forwarding home address to send their last month’s rent to. And they are refusing to give us one–demanding that we send the deposit to their work address. Never mind that every tenant we’ve ever had has given a forwarding home address, we need one now to send their outstanding bills to (they keep getting cable and phone bills sent to our address) and for tax purposes (to list tenant info). Plus, if anything else surfaces, we think we should be able to locate them.
Are we really being unreasonable? Our lawyer claims we aren’t, but I’d like to hear from other landlords and tenants. As a reality check…
Thanks!
they don’t have a forwarding address. like rob the butterfly said, its a chuckle. maybe they think they are kanye west of the east but most likely they inflated their ego and have their tail between their legs. paranoia sets in with disputes. people are crazy. and they know they can’t take something back once it is said.
and how dare you, Landlord, not rent you place and not turn it into the former Hit Factory. Sheesh, we all know every desperate landlord is willing to do as much for any deranged soul that calls themselves a renter. up your game sir! j/k
Yes, DIBS. Or even worse a wanna-be lawyer (paralegal) who is also wanna-be musician but is not making enough $ doing either.
SoRSI true, dibs, or rent from a lawyer.
Lesson here:
Don’t ever rent to a lawyer.
Fuck’ em. Keep the deposit. Brats 😉
what are their names so I don’t rent to them.
Thanks so much for you wise advice everyone. And for the reality check. I just think it’s fair and responsible to give landlords a future contact that’s not a huge law firm (the address they gave me). Anyway, advice taken. And appreciated.
Totally agree with everyone here.
But logically, you have to know, you don’t mean anything to these people, they do not care about you, they will probably never see you again. I wouldn’t even want their new address, just send it to their office or make them pick it up.
Move on, and hopefully you will get better tennants this time round.
if someone wants the post office to forward things they will file a notice with the post office. You have no responsibility for their mail. They gave you an address at where they work. That is sufficient for any tax purposes for you. So mark the mail “addressee moved no forwarding address”.
If the PO has one on file they will forward it or return to sender…their problem not yours.
