How does one go about finding the actual sale price of a co-op. I am interested in putting a bid on a place and the identical apartment (except with better renovations) above it is presently in contract. i know the listing price of that condo is the same as the listing price of the condo I’m interested in. But how do I find the actual sale price that was accepted?
KDA, This is Brian from PropertyShark.com. We double-checked and on PropertyShark, the “Neighborhood Price History” and “Valuation Model” sections have specific conditions for the price to be greater than $10,000 and $25,000 respectively to avoid including $0 transfers and related party transactions when calculating statistics.
On Acris you will find prices for homes and condo’s. In certain instances the stamps would also be reflected on the UCC filing and from the stamps you can figure out the price.
You can also try googling the address in quotes, you would be surprised at how much info comes up on the building and the units.
If you track down one of the board members you can try asking them for latest prices, the board knows all prices since the purchaser needs to submit the contract to the board as part of the approval package.

Maybe 0 actually was the purchase price? :o)
Two houses on my street closed in 2009. ACRIS reports $0 as the purchase price for both. As a result so does Streeteasy and Property Shark. In fact close to a quarter of all recorded sales for 2009 show $0 as the purchase price in the area I was looking up.
In addition property shark includes the 0’s to calculate median and average price, hence showing the median home price as something ridiculously low (450K or so where the homes all sale at 1m+).
Is there a way to find out the final sale price somehow?
The sale price on a co-op can be backed into from the property tax filing. Both Acris and PropertyShark now publish sale prices calculated this way.
Actually, for some reason, not all sales since 2003 are on ACRIS. My co-op was sold in 2004. The price was not listed on ACRIS, although the banks that issued the mortgages were.
You can find all sales prices since 2003 on ACRIS. Before that they didn’t require disclosure. Type the address in on this page and then search for the BBL

You aren’t clear in your post as to whether it is a coop or condo. If it’s a condo, Christopher is right – the price will be published after the closing. You can usually find these prices on Property Shark.
If however, we are talking about a coop, then there is no guarantee that the price will be published. It is up to the discretion of the coop – some publish, some don’t. The larger ones are typically more likely to do so.
There wont be a published sale price until after closing.
Right now it’s only an accepted offer. Nothing is official until it’s official…
