We live on the top two floors of a Brownstone (in Harlem)…sorry, I know this is a Brooklyn blog, but not sure where else to ask.
We have hot water, however, it tends to run luke warm after 30 seconds or so. Turning it off and on again does the same thing – hot, then luke warm.
Any ideas what this could be? We just bought the place a week ago and the old owners had a new boilder installed not too long ago.
Also, can anybody recommend a plumber who can look at this?

Well, the plumber took a look and couldn’t find anything wrong with the heater or boiler. He didn’t really take a close look at the boiler, but somehow concluded it wasn’t broken! Anyways, he seemed to think the gas heater was OK, although he did suggest getting a new thermostat if the problem continues? Ah well. May just have to settle for warm water for now (or move to Brooklyn haha).

Unfortunately we can’t take showers at the moment, only baths, and that requires a constant repetition of turning on the hot water tap for 30 seconds until it runs cool, turning it off for a minute, then on again for another 30 seconds. Repeat a dozen times and we just about get enough hot water for a bath! It is strange. I have spoken to a few people about it and they all seem pretty baffled.
Time to get in a plumber I guess.
Petebklyn’s comments sound on the money to me. Ask your plumber whether you need a recirculating pump to deliver instant hot water to the top floor faucets.
i feel you got to check your heat boiler, if there is no problem with it, i think you being being in second floor can also be a reason.
I said this in previous thread but will repeat and perhaps save a plumber visit. That is why I asked if can take shower ok.
Heat season is now on. And heat risers often run right next to water pipes….So when heat is on the water sitting in pipes gets heated or feels warm/sometimes even hot.
(even happens when turn on cold water tap).
And since live on top 2 floors – it really can take awhile for real hot water heated from the hot water tank to reach your kitchen or bathroom.

You should move to Brooklyn. The hot water here works much better.
There was a query about that last week – suggestions ranged all over. You should try searching the archives – I’d guess under plumbing.
so how do you take a shower…30 sec on 1 minute off?
And I’m serious….when showering is it that variable?
