Any thoughts on what it might cost to replace the full facade on a four story brick townhouse. Don’t want to just patch, point or repair, but put up a new facade. In Landmark zone if that changes anything other than time and headache factor.

  1. Just in case anyone else is wondering. I spoke with an architect yesterday who thought 10k per floor was a bit light, but thought that 50k for a four story was in the ballpark.

  2. I don’t find working with LPC and/or DOB as time-consuming, difficult or costly as many on this site. For that, I credit the contractors, and when necessary, the architect, engineer, and in-house expediter for their ability to draw/submit plans that are both true to the scope of work as well as LPC/DOB-compliant. From the little you’ve written, it’s hard to tell whether your plans will pass LPC muster. Make sure your architect is rendering a compliant repair, rather than your/his fantasy. BTW, it’s true: each job is different, especially the unknown conditions.

  3. Thanks for the LPC links, vinca. Knew it would be additional time and effort. Will be talking to some architects, but had been given a rough guide of $10k per floor and didn’t know if that was a decent ballpark, understanding the usual “each job is different” disclaimer.
