We own a 20 x 40 three family brownstone. Our friend has offered to paint the top floor apartment. What would the going rate be for that job? The walls are white and will be repainted white (tenant just left). Thanks!

There is a HUGE difference between slapping up a coat of paint in-between tenants so the walls look white and doing a proper paint job with scraping and prepping and skim-coating etc. If the former, give the guy somewhere between $500 and $800 for two days including paint and brushes. If the latter, don’t hire a friend, hire a professional, and be prepared for a much higher number.

  2. Doesn’t it depend on the condition of the walls? In an old house, painting one floor could be a two day job, if the walls are in very good shape, or a two + week job, if they’re not. It’s not like painting the walls in a modern high rise box.

  3. exactly, what is cost of the paint(could pay for that yourself) how much time will it take?….prep, scraping, repairing holes, sanding, blah, blah, blah.

  4. Is your friend a professional painter? If so, I would pay my friend whatever their going rate was.

    If he isn’t a pro, I’d pick a number I thought fair for his time. Maybe $20 an hour? Or $500?
