Hi, am new here and moving back to Brooklyn in one month. We found a great apartment but it’s two floors above a restaurant and I am worried about constantly smelling like Asian food. The bedroom is in the back where the food vents are. Any suggestions on how to neutralize the smells?

  1. Most restaurants have a clause in their lease requiring that there will be no problems with smells.
FWIW, the duct work does not have to be airtight to prevent the odors from emanating from the restaurant. It simply makes a negative pressure inside the kitchen and duct. That’s why the mushroom fan is on the top of the ductwork, it sucks the smell up as opposed to pushing the exhaust upward.

  2. I used to live right above french restaurant. The pest problem was resolved by landlord by caulking all openings in the floor. I had no complains at all.

  3. If the restaurant is less that fastidious about it’s cleanliness, you will be sharing your accommodations with rats, mice and roaches.

  4. There is no way to avoid. The smells travel in airborne grease which is just being exhausted out of their kitchen. Even a duct running up to the roof will not help you since they are never airtight. Being near any exhaust duct makes the smell worse since layers upon layers of grease accumulate over time.

My very first NYC apt was 4 floors above 2 restaurant kitchens that merged into one exhaust duct (mexican + chinese = chexican) Since most kitchen exhausts are on the back of the building, limited air flow from cross breeze is another factor. Eventhough I had a very cheap rent stabilized apartment in prime brooklyn heights, the chexican smell got the best of me after only 2 years. I could never open my windows!

  5. Not sure where the smell terminates. It must be worse for the apt. below but the tempura smell floats up to my apt. My apt. is on the top floor of the building so it must rise.
