we are considering doing a gut reno of a brownstone in downtown jersey city…yes, not brooklyn where the prices for a single family home are out of reach. we have budgeted approx 200-250k for the 16 x 50 3 story. does anyone have any recommendations on architects with a modern sensibility and gcs in that area? any advise would be appreciated as well.

  1. Check out AllRenovation Construction, they also do work in NJ and specialize in Brownstones. I hired them to gut renovate my brownstone in Windsor Terrace, Brooklyn. They recently did a modern design for a Brownstone in Carroll Gardens which ended up being featured in NY Living Magazine. You can see the pics at the link below. My home was a more traditional project (I restored all the wood moldings throughout) but the Carroll Gardens project was a nice modern twist on a brownstone…

    I’m a big fan of the owner Pietro and his team, they were very professional and delivered on everything that was outlined in my contract. From all the other GC’s I interviewed AllRenovation’s itemized estimate (per floor) was extremely helpful to budget my project and keep costs moderate.

  3. I would use somebody who’s cheap because for that budget it will be difficult to do the gut renovation you plan. You’ll have to go with a crew of illegal immigrants to get the job done anywhere near that price range, so make sure your contractor is fully insured. It takes balls to buy a shell and not have a contractor locked up already.

    I don’t think many people recommend their best contractors online because people don’t want their guys too busy. Most of the recommendations on this forum are from the contractors themselves or their buddies, not folks who genuinely want to share their best people. I’m a Brownstoner regular, but I almost never recognize the screen names of the folks making recommendations.

    If I were you, I’d try and network with Jersey City landlords. Landlords tend to use the most cost efficient contractors and have their eye on the bottom line. But be careful. There are a lot of con artists out there who call themselves contractors. Personal recommendations from folks you know and trust are the best if you can get them.
