i looked at this house last year before buying another…the kitchen got new cabinets, the living room painted and new fireplace, another staircase that connected 1st and 2nd floor removed, kitchen removed on third floor (to make it into one family), new backyard patio…seems like a pretty good amount of renovation took place.
seems to me selling prices are about 10% or so under ask.
Move-in condition seems to go faster (tho faster is a relative term).
they did some nice – but not major reno. was in good condition. haven’t heard much in the area going over asking lately though. My friend in LA says that folks out there are pricing things low to attract attention with the assumption that they will be bid up over asking. Have we seen that here?

unless they did some major major reno/upgrades since they bought last year – I think it would indicate than townhouse market has held up very very well. since bought only 1 year ago for #1.13
It is little late in the afternoon for thinking. So how do you know for above asking?
