Windows: Advice please
We have extremely crappy vinyl window throughout the house. They’ll need to be replaced eventually, but we just don’t have the money now. The seal has been broken on a few of them and they are fogged. Our tenant is bugging us to get it fixed and is willing to split the cost of repair….

The seal has been broken on a few of them and they are fogged. Our tenant is bugging us to get it fixed and is willing to split the cost of repair. Repair means replacing the glass and resealing and it isn’t extremely expensive.
Here’s my question…Should we just do this inexpensive temporary fix or get 3 replacement windows? Temporary fixes seem a waste of time, but thinking about this right now is giving me a headache.
The catch: Our block is designated to be landmarked in the near future. We would install proper historic windows with or without landmarks, but how much of a pain is it to deal with them?
Had Windows we Are over for a quote. Trimline DR200 – 8 windows – pine interior/vinyle exterior. I am indecisive about chosing a) interior western pine with vinyl exterior. Black exterior vinyl is 15 percent more. If they had bronze or earthtone available at no extra charge should I go for bronze or earthone. It’s 300 cheaper for all vinyl windows which would drop price alot with 8 windows in total. Any advice, design wisdom would be most appreciated!

The good news is, I don’t think we’re designated yet….just up for evaluation. Oh, I have all the time in the world! 😉
Replace them. The outlay for new ones will be far less than the outlay for a temp fix now and new ones down the line.
Call a company like Windows We Are (windowsweare.com). They do both landmarked and non landmarked windows. Probably in the neighborhood of $400-1000 per window depending on the specifics of what you ask for…
If you can do it now without LPC approval defiantly replace them ASAP. Window approval is usually the least painful approval but it can be a real pain and become ridiculous if you are unlucky. You will save money and time by avoiding the LPC process and you will save some cash on heating this winter.
I’d replace too. Save in the long run.
replace now! We found when replacing the windows in our co-op building that some of the most energy efficient, reasonably priced products weren’t landmark approved. And they were every bit as good looking as the ones we ended up buying.
