Hello. I would like to paint my three-room apartment (850 sq ft). The walls are in great condition and the current colors are light. I would like the painter to use primer and 2 coats of paint. I’m sticking with white for all the apartment. I’ve never hired a painter before so I am just trying to get a sense of what to expect. Thank you!

  1. An empty apartment is easy to paint. Expect to pay a little more if they have to move furniture or boxes around. There is also more things to cover.

  2. It is nutty — I was quoted $1K to paint one room — about 12×16 and then found a guy who did it in one day for $200 (I paid him $300). In both cases I supplied the paint. The guy did a really good job — there was no prep needed.

    I’ve been painting in addition to my other services for some of my clients. One coat of primer and two topcoats is a good way to go for even coverage. I painted four large rooms with tall ceilings in less than 16 hours recently. I would likely charge around $400 ($25 an hour) for latex based application. On that job I was actually painting over the poor job done by the people previous.

  4. Gee, when did it become nutty to pay someone a living wage for quality services? Using B. Moore, way in excess of $200 in paint alone. $800 for three rooms, with as many as three coats applied in each (not to mention scraping, spackling)?
    Do the math for time and labor alone, and report back what’s nutty…

  5. You can expect all sorts of nutty quotes, some up to $3,000. I’d go with the one-man operation with zillions of years of experience who comes recommended by friends and will charge you no more than $800 for the labor, if that, for one and a half days work.

    Also, it depends on how tall the ceilings are and how much trim there is.

    Buy Benjamin Moore. Use only one coat.
