  1. To be honest, I think using a broker is a good idea. I think you’re more likely to get a reasonably good tenant if they’re prepared to pony up a broker’s fee, or you can pay the fee if you like. If you employ a broker to find you a tenant, they’re working for you, so you should make it clear what you’re looking for in a tenant. If you use a broker they will be able to put together a tenant package that includes the prospective tenant’s financial information that can help you assess the ability of the tenant to pay the rent etc. You might also want to find a broker who can do a housing court search for you – you don’t want a tenant who sues his/her landlord at the drop of a hat.

Seriously, Backpage, local realtors, nyvacancies, hotpads, nytimes etc, a sign. just to name a few but if you’re using CL and you’re not getting any traction, maybe your price is too high, also there maybe things you can do in the apt: re-freshing the kitchen, bath. The floors etc. Ask others for their opinion – good luck.
