we are looking to buy a studio in a 7-unit PS brownstone. the unit has has the original 50+ yo kitchen and bathroom and has not been renovated (ever). we like it like this. the question is: is the electric rewiring and new new plumbing are to be budgeted for immediately (for safety reasons)? would you recommend an inspection (the condition of the unit is clear, but will the inspector uncover issues with the building? what is a reasonable fee for an inspection of a studio coop (no appliances)? any recommendations? Thank you!

  1. Due diligence is fine, but don’t go into it thinking that everything has to be replaced just because it’s 50 years old, particularly plumbing. It may just require cosmetic fixes.

    An inspection should reveal problems and give you a better sense and reassurance. House inspections are I think 5-600(?)
