Advertised Sq. Feet on new bldg
If a new construction is advertising say: 1500 sq/ft 2 Bed 2 Bath outdoor yard and patio … is the Sq. footage only in the indoor usable sq footage or is that including the outdoor spaces also?

If it is a condo it is explained in the condo plan.Unless the law has changed(as of 3 years ago) in a condo you can use almost any method as long as it is clearly explained in the condo plan. If it is a rental, you will be lied to, you have to ask and verify, defiantly don’t trust a broker to be accurate. Take a tape measure with you.
Legally it should only include interior. However, that measurement can include from 6″ inside the walls for the area of the apartment–which is why the numbers seem to add up with new developments. You can ask to look at the offering plan and make sure that the square footage matches.
