My husband and I recently started noticing a sewer-like smell emanating from our toilet. We had a plumber come in and they discovered that the toilet had been installed incorrectly (no seal and not bolted correctly to the floor). They did their best to patch it up but warned us that there might be additional damage that we would need to fix over time. Unfortunately, the smell is still there.
We called the plumbers again and they said that the toilet may need to be replaced, as it could have some sort of break inside. They also said that if the new toilet doesn’t solve the problem, then they would need to check the pipes to see if something has rotted or broken. To do this, they would need to open up walls to figure it out. They could make the holes but we would need a contractor to close them.
Our bathroom was cheaply renovated prior to us purchasing the house. It is tiled from ceiling to floor and also still has its old 1920’s electrical socket.
Could anyone recommend 1) a good contractor 2)have a ballpark range that we might be looking at to a) fix rotten pipes or floor, b) gut renovate a 5’x4′ bathroom (remove all tiling from floors, ceiling, walls and replace with half wall tiling, a new tub enclosure, new sink and toilet.
fantastic contractor Sasa Adjuk 646-379-5204 extremely honest and very reasonable. i am an architect and have used him on many of my smaller projects and have never had a disappointed client
I redid my 5×7 bathroom 3 years ago for $8400, replaced everything but the tub. Nothing over the top (no marble, no glass tile), but did do a long silestone countertop. Looks about 1000% better even with a plain white and black tile scheme. Contractor was Cambria Quality Remodeling, 631-912-0466, very easy to deal with .
Having just done a full gut reno of a 5’x7′ bathroom for about $15K, $5-6K sounds pretty low. At that price, I wouldn’t be surprised if the contractor did not carry insurance–which could be a dealbreaker if you’re in a co-op.

We are pretty much looking for no frills ourselves, so I would love to see what he has done for you and I will definitely contact him for a visit and bid. Email address is: paizhestar@hotmail.com
I agree with you about the HGTV bit. I really must stop watching that network; it is addictive. It is all relative though, for what we paid for our 900 Sq Ft 1 bedroom in Brooklyn we could buy an honest to god mansion in Texas!
Thanks so much!!
Palhzhestar,
Jamal did a full gut job for me at my private residence and was very good.. therefore I use him on small jobs on my various buildings. I was stunned at the cost since this was truly a no frills job ( pinwheel tile for floor, 6X6 white tile for the bath), but I do have a good relationship with him and my plumber as they receive a bit of work from me…… I do not have pics of the rental bath but I do have pictures of my renovation if you would like that ( please post your email and I will send)….. regarding Jamal, he is not “high end” but he is very reliable and fair. He and his workers always show up and the job always gets done. I am sure he would drop by and give you a bid if you are interested, as far as contractors go, he is the most reasonable I have found…..
I guess my surprise at costs is from HGTV where people renovate their entire 2200 sq. foot home for $30K and a simple bathroom costs me $5K ( and I think of myself as somewhat “connected”)……

Dismay? We are in the process of getting bids and $5500 is half of what we have been told by most for what you describe above (minus the washer and dryer hook up). Were you pleased with Jamal? Do you have pictures of your finished bath that you might be willing to share? Thanks!
