Takagi Flash T-K2 tankless water heater : any comments? We have had nothing but problems in one of our apartments. And now in another. The heat just shuts off, the water pressure is low – flow pressure, the water temperature is only warm and then turns to ice and now the water color is turning a slight brown color. We have called on 2 different plumbers on numerous ocassions and no one can figure this one out. Once they say it is fixed it no sooner breaks down again. Either the pump is bad or there is air getting into the flow system. We bleed the unit all the time to only have it break down again. And this has really put a hole in our wallet. Now we come to find the unit has been discountinued. Any comments or help?!!
I don’t want to step on any toes here, Bailey, and I only didn’t comment earlier because it’s just not enough information to make anything other than a guess at what’s going on with these units.
I strongly suspect the problem is in the pump and piping and not within the heaters themselves. These units are very sensitive to flow and temperature rise. The good news is that means it’s probably very correctable.
Again, this is a guess and a picture or a site visit would be very helpful.

two other possibilities..
-dirty filter in the backflow preventer supplying the boiler piping..
-blown or undersized expansion tank on boiler-side supply
1.what is the error code on the computer board?…i think it is in the lower left hand of the board, if your unit has that capability…
2.it sounds like a low pressure condition…what is your water pressure reading on the units..without adequate pressure these units will not work, which would especially be a possibility if it the upper floor units failing..
3.for how long did the unit work after the screen was cleaned…the brown water condition indicates some sort of contamination or silt problem in the incoming water supply…
4.are they vented properly?…if there is backdraft in the vent, the unit will not allow it to fire..do they rumble at all, indicating backdraft..
5.it could also be a bad pump…that happened to me on a luna baxi that i installed a couple of years ago..

our other alternative is to install a separate hot water tank and keep them separate but that is costly and defeats the purpose of the unit.
yes we are using this for both heat and hot water. The units were installed 5 years ago by the original owner. We purchased the brownstone with the units already installed. we called Takagi and they are sending a rep out to us to check on the problems. but i am sure they wont be able to figure it out as they are basically salespeople. One plumber cleaned out the screen numerous times. Any idea why the unit just stops working on a daily basis?
oh and if you are using it for heat and hot water, isolate the heating side and shut it down…these tankless units require a light touch..
im not familiar with takagi, but i have worked w/rinnai , bosch, etc units which are similar… did you buy the unit from a local supplier?…if so did they warrant the unit?…from the brown water and low flow rate it sounds like silt and debris is clogging the screeen in the intake piping..it also sounds like the flow rate is below the may not be reaching .75 gpm, the minimum flow rate required to initiate heat…is the board flashing an error code, and if so how many blinks?
