Appreciate your thoughts on how much value a working fireplace adds to a brownstone.

I’m renovating a brownstone in Park Slope and am wondering if its worthwhile to spend the money to make the fireplace work. We’re keeping the original mantle. We’re not planning on selling the house anytime soon.

  1. WTBound, do you have the info on who gave the appraisal reports? I want to be armed with info for getting the price down on a place that deceitfully threw ashes into a non working fireplace to fool buyers.

  2. It doesn’t seem efficient or ecological to use a woodburning fireplace as a main source of heat every day. I was told by my contractor in woodburning fireplaces most the heat goes up the chimney. As do the harmful carbon emissions from burning things.

  3. I guess it depends on how much it costs. I think fireplaces are nice to have but I personally would rarely put one to use b/c of the fire hazard and aggrevation of chimney cleaning, etc.. So I personally wouldn’t pay more for a fireplace but many people would.

  4. We are restoing five woodburning fireplaces and the project is almost at an end. We expect to recover everything we are investing and hope to save money on heating bills going forward by using them regularly.
