  1. I recommend you find a course on the duties and responsibilities of a landlord. Landlord and Tenant law in New York is complex and there are significant penalties for landlords who do not meet their responsibilities. If you have a good relationship with your tenant that’s great, you probably won’t have any trouble. However, if your tenant is beligerent in nature, or decides to blame you for everything that is going wrong in his/her life, your potential liability is significant. From what I have read, there are a number of things a landlord must do each year, so I would find out exactly what those things are as they relate to you, and make sure you do absolutely everything properly.

    Whilst you are required to provide heat at a certain level, you should not exceed that level, i.e. don’t heat your tenant’s apartment above 68 degrees, that’s just wasting money. Make sure your boiler is working properly and that there are properly functioning thermostats in place. There is no point in wasting expensive energy.

    with the rise in fuel costs im turning it on nov 1

    if outside air temp during the hrs of 6 am til 10 pn is under 55 it must be 68 in the apts

    10 pm til 6am if the outside air temp is below 40 it must be 55 in the apts
