Roofing repair - warranty, Is there such a thing?
Has anyone gotten their roof fixed and managed to get a warranty for the work? I was reading the archives and it was mentioned that no roofer would dare give a warranty for repair work since they would be taken ownership of the whole roof if they did. This seems to make sense to me….

This seems to make sense to me. The house we’re looking to buy is a sloped (barn-style looking, asphalt-single roof. The sellers claim repairs were done 9 months ago and it comes with a 5-year warranty. Visually our inspector seems to think the whole thing is on its last legs noting cracked, shifted, uplifting shingles with aging non-metal flashing.
I need to know if there is such a thing as a repair warranty before I go calling the seller’s bluff.
I got a phenomenal warrentee from my roofer at Bensonhurst Construction. Not only did he guarentee his work for – get this – 18 YEARS, he offered a longer, even more intensive warrentee from Firestone (he’s firestone certified). Just had two flat roofs removed and replaced (one on extension, one on main structure). I was supplied manufacturer’s limited warranty as well as one year contractor’s guarantee on their work. Echoing Denton, and more to point for your case: request copy of 9-month-old invoice, copy of warranty and whether transferable. Forget about calling bluff, and simply ask for copies for your records and for attorney’s review.
No one will issue a warranty for a roof repair. Historically the majority of building related lawsuits are related to waterprpofing.
The only way to get a warranty is to get a new roof by a certified installer of a system. This is typically only undertaken for large comercial projects.
I have never heard of a contractor replacing a roof and giving a warranty. Denton is right. Ask for a copy. If the roof is in crappy shape, as noted by the inspector, there is a really good chance to seller is lying. Call their bluff, lower the price and find a good roofer after the sale.
I had work done on my roof. For a patch job there is no warranty. If you get the whole roof done….you get a 1 year warranty.
Just ask the seller for a copy of the warranty, then read it. If he says it is, he should produce it.
