powerwash or paint??
I have a mixed use buidling with a faux brick finish ( about 1/2″ thick). The facade is getting black with dirt or exhaust from street traffic. Powerwash. the brick looks like it’s in good condition.
Don’t ever paint brick. That’s so tacky.

Powerwash it, paint will flake off of the dirt. To help clean it without using caustic and environmentally unfriendly acid I’d look into some of Dumond chemical’s products. http://www.dumondchemicals.com/
They also have some coatings to repel dirt and graffiti to make maintaining your facades a little easier over time.
I would paint this building A bright red brick color.
Powerwash…even perhaps a little muriatic acid will do the trick.

first powerwash, then paint. if you paint on dirt it will come off in a year.
