Which area is the best value and best potential for growth? Im looking at a property at Ocean ave & Woodruff and another on Decatur at Throop (both just outside the historic districts although both are worthy of it)

Crown Heights does not have better transportation generally – unless you’re near Eastern Parkway or Fulton St.
5 blocks to PH – please, stop it – you’re living in a vacuum.
Check out Crown Heights. Better transport and 5 blocks from Prospect Heights and it’s right across from Park Slope for good restaurants.
Ocean & Woodruff – worthy of historic district? Are you serious? Although that used to be my stomping ground – you can’t be real!
To answer your question directly – Decatur, would likely be my choice in terms of location and community feeling. Although the proximity to the park is a real perk w/ Ocean Ave as well as the Q line at Parkside which gets you to Manhattan rather quickly – downside here is too many big buildings.
Need more information in terms of property comparison to make a no brainer choice.
I’d say BedStuy know several people who live there, love it. And have been trying to keep it on the Down Low.

Decatur by a sure shot. 3 mins to C line and 25 mins to Manhattan
I think both neighborhoods have great potential for growth. They both have beautiful historic districts.
