Curious if anyone has a rough estimate for a kitchen and bathroom renovation. Am hoping to bid on a park slope parlor floor thru in need of some updating and want to be sure to include the renovations in my budget before submitting an offer. Also, the apartment currently has two very small bathrooms, was thiking of combining the two to create one larger bathroom – any idea if this will this help or hinder resale potential?

FYI, our new full bath (no bathtub, just a shower, but a really nice one) is still a very small space, only about 4 x 5, and yet it feels very spacious and airy due to great design (we credit our designer). So, even small spaces can be maximized to make them feel bigger than they are. Not sure what the actual measurements are of your “extremely small” BR’s, but food for thought. Also, is there any other part of apt that can be eaten into to go towards the bathrooms? In our case, we gave up a linen closet in bedroom adjacent to half bath (that closet was the space we used to make a shower in new full bath) and it was totally worth it (luckily, the apt has lots of other closets).
The bathrooms are side by side in one hallway – both are extremely small, research indicates that 2 bathrooms does help with resale – but given their location and size, I wonder if the combo is worth it (it would definitely make living there more enjoyable).

2 Bathrooms. I guess it depends if there side by side in one hallway for example, what does the second bathroom provide?
We gutted a half bath and converted to full bath for about $12Km but with a pretty inexpensive contractor and no architect, though our designer was indispensable. Our finishes were very nice but not ultra high end (tile for example was about 10/sf). In my experience, having more than one bath is *very* valuable to people so I would at the very least keep 1.5 baths.

I’d second 5:41. I’d also say I’d never buy an apt with less than 1.5 baths.
it all depends on what you want to do. are you buying $30 tile or $3 tile.
$500 stove or $5,000
bathroom: $6,000 – $40,000
kitchen: $12,000 – $100,000
If there are no building risers between the two bathrooms than you can combine. Maybe you can make one powder room and the extra room to the other bathroom.
