Anyone buy a co-op & have work done? gut reno on kitchen & bath … I have to wait for work permits, insurance etc & then clear it with the board… how long from closing did it take you to get actual work started?

I bought a place that had already had the kitchen removed. I replaced it with fixtures in the same locations. The whole process, inlcuding filing with the board and refinisheing the floors in the rest of the aprtemnt took under 1 month.
coops csn make your life miserable. they can control the process from day one. worse yet is if you have an incompetent mangmnt company. it can take one month to 6 months depending on the numbnuts running the process. i say stay on top of them the entire way and know exactly where your papers are at all times
Like the others said, check directly with the co-op board/managing agent. They may have some documetation on file explaining the requirements for submission to the board. You don’t want to get off on the wrong foot by doing things your own way or not receiving their complete approval.
No one knows the board better than you do… our policy was to approve any reno that didn’t involve moving plumbing or electric pretty rapidly.
You said gut renovation of kitchen and bathroom. That means removing all the walls (drywall) also.
Ceheck with your co-op, alot of times, they require when renovating a kitchen and bath that you replace the branch piping back to risers.
Technically, yes you have to file because you are replacing plumbing.
There are some lax co-ops, that won’t require you to file this, but very few. Check with them.
What work needs to be filed with the DOB? If I reno my kitchen, but keep everything in the exact same spot (just replace cabinets, counter top, sink and fixtures), and don’t touch any electrical, do I need to file anything?
You need to get plans approved by Co-op board first, before you can file with DOB.
Plan for a couple of monthes of waiting for approval, paper work to bounce from Co-op, back to architect and DOB and filing.
