Trying to find out what the annual building requirements are for our building. The developer is a lump of loose stool, and has been of no help to us in determining what needs to be inspected annually. We know we need the sprinkler system and the boiler checked. But is there anything else? Anyy help would be more of a help than our developer has been.

  1. I found cnyc.org to be a source of very useful information when on the board in a small building. Better yet, have your building join (it is cheap – like $100/year), and go to relevant workshops. You can talk to the real experts there and learn a lot. Spending a day at workshops at their annual conference can answer your questions (and get you tons of resources to call on).

  2. You don’t need to have your boiler inspected annually, it is a personal maintenance issue. What you do have to have is it inspected for insurance. In my bldg, the insurance company sent over a company called cityspec. Of course you would need to have your boiler maintained to pass inspection!
