We are interested in a house but we need to finish the basement and rip up the carpet and dropped ceiling and restore the wide plank wood floors and tin ceiling (we’ve seen them, and they look to be in decent condition). What kind of time/price are we looking at for something like that? One other thing, a former sunporch was walled in and has wood paneling. How hard to turn back into a sunporch?
Any advice appreciated.

  1. I renovated our garden apt – re-doing walls, floors and ceiling of the whole apt, building closet, new tiling in kitchen, new sink and mirror in bathroom, new window, walls and floor in extension room, all painting. PLUS – a bunch of new electrical and plumbing upstairs and downstairs, knocking down a wall on parlor floor and rebuilding the staircase on both floors.

The whole job in its entirety cost $30,000 because I used Trinidad – 917-442-9818.

  2. The walls in the sunporch are wood and drywall, we would put in mostly windows/frames (it is basically 6 ft x 8 ft, with one 6 ft side a doorway to a room and a closet which we would leave.)
The basement is cement/stone now. It has plumbing (currently it functions as a laundry room and storage. It has small windows and a door with exterior stairs. We want to finish the front part fairly nicely (to be used as a playroom/den) and then the back part would house a half-bath, the laundry and the boiler/hot water heater, etc.

  3. In general, the demolition part of this job will be inexpensive.

Ripping up the carpet will be cheap. Refinishing the floors (if they are already existing) will cost about $2-$3 per square foot). If you need to put in new flooring it will obviously cost more.

If the tin ceiling is in good shape, you may be able to get away with just painting. If it involves some repair, do you need to replace the entire ceiling? Are there patterns currently available that match what is there? (try A Abingdon in Brooklyn for patterns) If you’ve got to replace the entire tin ceiling you’re looking at a sizeable expense. Not second mortgage worthy, but not cheap.

What type of walls are walling in the sun porch? Wood? Cement? Masonry? Will you put in windows or screens? There are a number of factors going into the cost of removal and restoration.

Cost of finishing the basement depends on what types of finishes you choose and how you configure the space. Are you putting in any plumbing? What is there now? How many rooms are you looking to have? Will it be a utilitarian space or something fancier?
