I did a free class at HPD on Joralemon Street. While it wasn’t the most exciting experience, it was incredibly valuable. I learned a ton of stuff about how to deal with the city, the various regulations, etc. Also, you get a big binder with a ton more information. Check out the hpd section on nyc.gov.
good luck! you might be better researching real life issues you run into here because if you have any problem tenants you could be perfect and the city will still find a way to make you look bad. that’s what they get paid to do!
you should put a “no dumping” sign in each bathroom. you know, just to be funny.

Get a copy of Multiple Dwelling Law and the Housing Maintenance Code at the City bookstore at 1 Centre St. Should cost much and will lay out all the requirements for your building.
you won’t have to do all this for a market rate unit but its something to look over
