Advice on re-doing roof
My coop had a new roof put in about 20 years ago and resurfaced over thge existing roof once since then. We are now going to re-do the roof this spring. When doing this, if there have been no visible leaks and aside from the flashings everything is generally sound, does it make more sense…
My coop had a new roof put in about 20 years ago and resurfaced over thge existing roof once since then. We are now going to re-do the roof this spring. When doing this, if there have been no visible leaks and aside from the flashings everything is generally sound, does it make more sense to put another later over the existing one or rip up the old layers first and put down a new roof. We do intend to put roof decks on top when the work is completed. Any advise would be appreciated.
We used decks r us (www.1800983deck.com) a couple of years ago. They put a deck on top of a roof we had just had someone else redo. I think they actually will redo the roof too or work with someone who will. I can’t recommend our roofer. But both roofer and deck builders said a properly supported deck will help protect the roof from uv damage and obviously foot traffic.
If the roof is not leaking now it might be best to add a layer on top rather than taking off all of the old layers. Most old roofing material contains asbestos so if you want to get rid of the old layers and do everything by the book it could be expensive. But if the roof is leaking and feels like a sponge when you walk on it then it is probably good to get rid of all the old layers.
Many roofing companies don’t want to warranty their roof jobs if the building and/or tenants then add decks/gardens on top. So try to find a single company that does roofs and decks together. (I don’t know if this exists.)
