I would like to add a pretty small 1st floor extension to the back of my brownstone- my townhouse is about 17 feet wide but the extension will only be about 14 feet wide- I would was wondering about how much it will cost to add a small extension to our house- I am new to the reno world-

    • keeping a 30 foot rear yard
    • making sure you don’t build more square feet than you have FAR

  2. oh that would be great if I could do the full width- my neighbors all did extensions that we not the full length so I thought I might have to as well- but I am sure they did their extensions before 1996- thanks for the insight!

  3. As per the “outer courtyard” rule in NYC zoning code, an extension of 14 feet width at the rear of a 17 foot brownstone is in all likelihood not legal.

    This zoning changed happened in 1996. The upshot of the rule is that you usually have to build the full width with the extension, or have a very shallow one.

  4. I did one in my building ( 12X12) on the first floor…. I think the entire amount came out to $30K.. we did a below frost line foundation and put in a ton of glass. looks great!! I think you should estimate $200-$250/sq. ft… I have pics if you like:
