or what ever i need to start demoing the place myself. i don’t want to over pay someone for something i could do myself.

only things i would need help would be hiring a electrician for rewiring and plumber for pipes.

  1. latest update lol my god i’m force to go the illegal route now. the insurance company won’t give me the paper to let me get the permits. they said oh if its minor you can do it without the paper. if you’re doing alot we prefer you to goto a license contractor.

  2. i decided to go with the legal route of permits for myself. thought about it for a few days and worry a bit too much.

    paid my architect to handle all the paper work and drawings.

    A 3 family is not a commercial building (i’m assuming you have a traditional non-commercial mortgage). The job of NYC DOB is not to protect safety, its to collect money for the city.

    You are NOT required to let them into you home in a non emergency situation. They have no right to show up at your door and demand an inspection (they may try to threaten you, its happened to me before but its BS and they cant back up the threats).

    I disagree with the above poster. Keeping your house full of construction trash and getting rid of it little by little via the SDNY isnt a good idea. Get a container dropped off at 8am, get 3 laborers who can fill the dumpster in 3-4 hours and have it picked up after lunch.

  4. A 3-fam is not a commercial building.

    Be nice about it–don’t work at night, start late on the weekends, etc. Be considerate about your noise, use a carting service instead of a dumpster, and don’t let anyone in to your house.

    Permits are a drag, avoid at all costs.

  5. If it’s not exterior work, don’t worry about it. If you really want to keep it on the down low, talk to your sanitation guys and give them a schmear to pick up the rubbish. A dumpster parked outside is not a good idea if you’re not filing. Or if you have a van, you can haul the trash off yourself. I think there’s a dump in Queens or The Bronx that still accepts, but not in Brooklyn.

  6. If your talking 1-2 family house and doing minor work (not structural), there is no reason for permits. It will only attract more attention.

    Your not required by any law to allow a building inspector into your home (commercial buildings are a different story to some degree). Just keep your door (or better yet gate) locked and if an inspector does catch you outside, just explain to them your not comfortable letting a stranger into your home. They’ll come once more and then file it as “access denied” on the DOB website.
