A developer is constructing an out-of-context multifamily building nearby in Sunset Park. I’ve seen the plans which call for five space heaters and five water heater with a total load of 1 million Btu’s. This is for a 6,300 sq ft structure.
I took a look at the construction yesterday and apparently they are installing zero insulation in the walls. Is that legal, or smart? I thought R-13 was needed in walls in this clime?
Would the developer be required to tell buyer/renter to expect big heating/cooling bills?
Has anyone heard of an “energy guarantee”?

  2. I think they need to install R-19 in the ext walls at minimum. That is what our architect told us. Ours is a 2 family home. She recommended rigid for ext walls. I’m sure there’s other materials out there though.

  3. The MEP engineer has to provide calculation that meet New York State Energy Code. They are not required to do anything beyond that. Not sure how you would dispute this though if you knew they did not meet it.
