We are converting a two to a three family townhouse with an owner occupied middle duplex.We are interested in centrally air conditioning only our two floors about 2400sf. We were quoted about $40K. Is that right? We are on the UWS.

  1. in brooklyn each ton runs 2500. since your in manhattan I would double that. A ton should cover roughly 500sf depending on loss factors, so you would need roughly 5-6tons. 25-30k is a rule of thumb, and the complexity of installation may add to the price

  2. It really depends on where you’re going to put the ducts and how much finish work has to be done to hide them.

    My guess is that a good split unit will be around $8,000 – $10,000 installed, then add ductwork, diffusers, thermostats, humidifier, finishes…

    You will also need a plan for the condensor location as you are the middle duplex.
