Hi, we need to replaster and repaint an 1800 square foot, two floor, 4 BR limestone. the entire nearly all the rooms have wallpaper that will have to be removed, so we’ll have to replaster. I was given an estimate of $6,000 to do all the replastering and painting. does this sound reasonable?

  1. if you’re still looking for someone to give you another estimate, i’d highly recommend the painters i just used. they’re quite reasonable and in addition to being good painters (careful, clean and skillful) they’re really good at fixing plaster problems and doing the other stuff that’s needed to make the place look good. we have an old brownstone with lots of tricky parts and they did an excellent job. (as soon as my registration on this site kicks in, i’ll post again under my name so you’ll know it’s legit.)

  2. How high are your ceilings? Do you have a lot of detail work to tape off? Are you also painting doors and trim? based on my own recent experience getting painting bids, if the work includes any the above in addition to the wall paper removal, it’s seems like a more than fair bid. Of course you know the best way to tell is to get additional bids from other experienced painters.

  3. Just had painting done on a rental unit in my building; one floor thru, single coat of paint, one exposed brcik wall which did not have to be painted, molding same color for $700. For our apartment’s parlor floor, we had two coats, matte finish walls and high gloss paint on the molding for $1,500. In both cases they plastered some small holes from wall hangings but no major plasterwork/ sheetrocking. The floor size in each case was about 800 sf. $6,000 sounds like the high end if there is no extensive plasterwork. I would think $4k would get you a very professional thorough job on that size. I would reccomend the guy I just used on the top floor, (but not the other one). His name is Joseph his number is 917-776-7260. I got him off of this forum.

  4. I think that’s pretty cheap, actually, particularly if the plaster needs much work. (Like patching and skimcoating.) But I use a contractor whom I know to be really reliable and thorough and good to work with, but who is definitely more expensive than some.

  5. I have no idea about pricing, but what do you mean by replastering. Most old wallpaper comes off pretty easily. It may be all that’s holding the plaster up, in which case, yes. Your plaster may also be fine under there, in which case you might only need to clean it before painting, or you may only need a thin skimcoat to give you a smooth surface. Before you get locked into pricing, you might want to try removing some wallpaper from a couple of walls in places to see what the plaster looks like.
