Waterproofing our Stoop
We have a leaking stoop on our 3-story frame house. We bought the house last summer and the steps were patch-coated then. We now need to get the stoop waterproofed as cracks have developed (and are getting worse) and everytime it rains, rain gets under the stoop and into the vestibule. We got an estimate…
We have a leaking stoop on our 3-story frame house. We bought the house last summer and the steps were patch-coated then. We now need to get the stoop waterproofed as cracks have developed (and are getting worse) and everytime it rains, rain gets under the stoop and into the vestibule. We got an estimate for $7500 to chip the entire stoop down to the rock, seal it, and then recoat with textured concrete. Any thoughts on this price? This sounds like a good long-term solution but we might save money in short-term if we just get it patched properly.

Your mason should be able to waterproof your stoop at once, otherwise he should start calling him self “Jack of all trades”
the roofing paper is called : Grace Ice & Water Shield

if they knock your stoop down. Make sure they use some type of roofing paper .When i did my stoop i used wr grace fire and ice roofing paper ( i believe they call it bitathane roof paper)Below is a link to wr grace . Use waterproof cement and the grace product and you will be fine . You can get the roof paper at mac donald roofing

I think,water in the vestibule has to leak from the very first step (ususally square)and the landing.Maybe redoing just the first step will do the trick, and patch the rest.Save yor self some money.
