My wife and I are trying to figure out the simplest and most cost effective way to cover the mishmash of brick and peeling lead paint on the rear wall of our bed stuy brownstone. We have been advised by contractors in the past that both thoroseal and thorocoat are not the answers, that the entire wall must be scraped and then meshed properly for concrete. We are not keen on the idea of blasting or chipping the lead paint off the wall and would rather “seal” it in. The Thoro products used by our neighbors look fine and seeem to be holding up very well….any suggestions experiences?

  1. A. Malek did it for us. I think the cost was around $4,000? Can’t remember exactly even though it was only a year ago. I would recommend them – very professional and no BS.

  2. thanks, 5:13. people like you will save this forum. did you apply the thorocoat yourself? would you recommend the company that did the job? how much did it cost? a great help. thanks again.

  3. We had the exact same issue and did the thorocoat. Process was not messy (as chipping it all away would have been – no matter what) and now it is fully sealed (no more chipping paint). Folks on this board will tell you that you are supposed to let brick breathe but if your brick is already painted you already have that problem — so I think sealing is the right answer.

  4. thoroseal creates a solid waterproof layer. if you don’t plan on exposing the brick (sounds like you don’t considering the “mishmash” and lead paint issue”), may be the best route. it would give you a clean uniform wall. the knock i think, is that it wont “breathe”, but i’ve seen lots of stable thorosealed rear walls and they seem to hold up.

  5. Thorocat,Thorolastic are a heavy duty water based paint (in common words)
Thoroseal is a cementitious paste.Once you put it on you can’t take it out whithout damaging the brick.
