I saw an apartment a few days ago and took a walk on the roof. The roof was covered with shingles (or something shingle like) which is unusual but makes for a pleasant appearance. What disturbed was that I found a soft spot where water was clearly trapped beneath. This portion of the roof was above the apartment I was looking at the apartment comes with private roof rights and a deck. How concerned should I be? Assuming you have to re-roof, the deck would have to be torn out and I’m sure it wouldn’t be reimbursed by the coop. Are there easy fixes? i.e. start by tearing off the shingles?
We had the same problem and the coop waited until our apt. looked like the rainforest…we had to hire an attorney to get the coop to repair the roof plus the damage to the apt. My suggestion: take a pass or put $$$ in escrow at closing to take care of the problem
I’ve seen blisters on roofs much like that. It needs to be cut open and drained and patched. Get a roofer to take a look at it. Maybe your fear is larger than the problem.
engineer inspection & the coop has lots of say in what you can & can’t do to fix it— if it is a big problem.
