Central AC Maintenance
We have lived in a condo for nearly 3 years which has Central AC. To date we’ve never done any routine maintenance check-ups on the unit. What type of maintenance should be done? What are the average costs? Can anyone recommend a service provider?

1-Change Your Filter
2-Checked the AMP’s (Amperage) on the fan motor in the air handling unit (usually in the attic). The fan motor’s amperage should be on a name plate on the motor itself.
3- Check the amperage on the the compressor, located in the condensing unit. If the amp’s are low that may indicate that the refrigerant is low in the system which could in turn indicate your system has a leak somewhere.

Have you been changing out the filters, at least? That’s supposed to be done every year. Otherwise you’re putting dirty air into your condo. Mold can grow on the dust and dirt that accumulates on the filter.
