There used to be a standard lead paint pamphlet that all landlords were required to give their tenants annually. The standard form that is now available on the nyc.gov website applies to dwellings with three or more units. Does that mean if you only have one tenant (as I do in our two-family building) that I do not have to provide them with any kind of pamphlet about lead paint or questionnaire inquiring if children under 6 live there? I am not asking because I mind asking my tenant to sign etc. I am just afraid to give the wrong pamphlet or give more info than is necessary and get into a legal gray area. Thanks for any input. I have read this page on the gov site to no avail.

  1. Oh, and Local Law 1 only applies to 3 unit residences or greater. You are still covered by the pre-1978 lead-based paint disclosure law which requires that you give them that booklet, disclose any knowledge about lead in the unit and give them 10 days to perform an inspection. -Lou
